Need a Roof Repair or Roof Replacement Service?

Our roofing services company is available around the clock!

What comes to your mind when you think of roof replacement? Do you get excited about replacing your roof or does the cost associated with replacing your roof give you chills? There are different options to fix a roof once it starts showing signs of weakness, and roof replacement is one of the most viable options. However, before exploring this path, it is essential first to understand what it is about, what it entails, how to go about it, and whether it is the best available option for your problem. So, keep reading to find all the valuable information before considering a roof replacement.

What is Roof Replacement all About?

Roof replacement is often confused with reroofing. However, there is a significant difference between the two processes. Roof replacement refers to the process of tearing down everything on the roof to the deck and then placing new papers and shingles. Note that roof replacement is possible regardless of the number of shingles available on the roof, so it is the perfect solution in cases where reroofing cannot work. However, roof replacement projects are more expensive since they involve using a lot more resources and can be labor-intensive as well.

    When to Consider Roof replacement

Roof replacement projects can be done at any time, more so when there is more than a single layer of shingles on the roof which may mean that the reroofing project is not viable. Besides that, you can also consider roof replacement when the issues on the roof are a lot more than repairs or reroofing can handle.

For example, if your roof experiences constant leaks, the roof deck has more issues, and when the roof or shingles are in bad shape, roof replacement may be the only viable solution. Usually, roof replacement allows homeowners to address all roof-related problems with finality. In the end, it may be more economical to invest in a roof replacement than reroofing in the short term.

Signs that you Need a Roof Replacement

The decision to consider roof replacement does not just happen out of the blues. A few motivating factors may force a homeowner to explore roof replacements over other alternatives.

Some of the major reasons to consider roof replacement include:

    • Old Roofs - Your home may need a roof replacement if it has an old asbestos roof. Most old homes have roofing that is considered unsafe because of the materials used.
    • Old-school Design -You may want to change your home's roofing appearance, especially if it is an old house with a failing roof. Rather than reroofing and repairing a few areas, it makes more sense to replace the entire roof and give the house a modern look.
    • When the roof is rusting and cannot be re-roofed
    • When you need a change in style
    • When the roof cannot be salvaged due to extensive storm damage
    • To improve the home's street look/appearance.
    • To minimize roof maintenance after a few years.

Sometimes homeowners may want to get a fresh and updated look of their homes even when there is no issue with the roof. This is another common motivating factor for people who keep up with trends and have a few coins to spare since roof replacement is not a cheap affair.

Understanding the Roofing Process - Steps Involved

Once you have a good reason to change the roof in your home, the next sensible thing to do would be to understand the process. This helps you mentally prepare for the work ahead and position yourself for the challenge. Fortunately, roof replacement procedures are easy to follow through. However, it is best for people with no experience to consider hiring professionals to assist. Either way, understanding the roofing process puts you in the right position to make the best decision, even when hiring roofing replacement experts. You will also have realistic or manageable expectations when working with a professional team since you know what the entire process entails.

    Shingle Removal and Disposal

The first step of roof replacement is removing all shingles and depositing them in a dumpster. This is also when you remove drip edging, old valleys, or damaged flashing. Professionals will find a way of protecting the plants and other vegetation during the tearing-off process. Tarps make a great solution in such instances. Even after clearing the shingles, it is crucial to pick off all nails from the lawn using magnetic tools. The first step is about the intense clearing of debris.

    Minor Roof Repairs

Your next move should be repairing the roof once the shingles are out of the way. However, this only applies if the issues are minor and fixable. If not, you may have to replace bad/rotten wood with new plywood sheath or sheathing boards, depending on what works for your kind of roof.

Follow with an Ice Dam Protector

If you live in an area where this protection is essential, do not skip installing the ice dam protection. Instead, use an ice guard membrane, a synthetic waterproof barrier material made to prevent melting ice from retreating into the shingles and eventually finding its way into the sheathing, as this could cause extensive damage.

Place Asphalt Roofing Paper On Top of the Sheathing

This roofing paper offers an internal barrier that prevents water from penetrating the house. Rows of roofing paper need to be overlapped and allowed to progress upwards to the peak. These papers are then tacked in place using staples.

Secure the Eave and Gable Side in Place by Applying Metal Drip Edging Around The Roof's Edge

This should be nailed in place over the ice guard or roofing paper, whichever is applicable.

New Valley Flash Application Where Necessary

The new valley flashing should be applied where two roof planes meet. This should be nailed to the roofing deck and completed by sealing with caulk.

    Applying Tab Shingles

Tab shingles application requires a methodical approach as you need to start from the eaves working upwards towards the peak. In case you have roof vents, make sure to have them installed as the progress of the shingles towards the peak as well.

    Flashing Application

The next thing to do would be to apply flashing in areas where the roof is likely to leak. Flashing could be part of the roof installation that occurs as the row of shingles progresses upwards to the roof deck.

    Ridge Vent Installation

This continuous vent along the roof’s peak assists with ventilation and air circulation in the attic. Depending on where one lives, it may be an important part of preventing winter ice dams as well as exhausting hot air from these spaces. Note that old houses may not have ridge vents, but installing them is always a great idea when replacing the roof. However, ridge vents may not always be a practical option, so you need to explore alternatives such as gable or roof vents that provide proper circulation in the attic space.

    Final Cleaning and Debris Haul

When everything is said and done, you need to clean the roof and remove all the debris. Professionals will then ask for installation inspection, which a building inspector often does. They will only leave after a good roof replacement project is completed.

How Long does Roof Replacement Take

Considering all the processes involved, you may want to know how long this project will last before hiring a professional roof replacement team to come to your property. This allows you to plan for the inconvenience of staying inside the house without a roof. It may also help one make arrangements for alternative accommodation for you and your family during the project’s duration. There is no specific duration that works for all homes because situations are always different.

For instance, a home with harmful roofing materials such as asbestos will take longer to replace the roof compared to other homes with different roofing materials. This is because asbestos has to be carefully removed and disposed of, so this may take longer. Besides the roofing material your house may be currently in, there is also the weather issue.

Roof replacement projects are likely to go faster in great weather, and they will undoubtedly drag on when the weather is stormy. Typically, though, a standard roofing replacement project that is professionally handled should take an average of two to three days to complete. What’s more, it matters who is handling the roof replacement project since experienced experts will work a lot faster than when you choose to do it yourself.

    Cost of Roof Replacement

One of the major considerations when factoring in roof replacement is the overall cost. Cost implications are determined by several things starting with the choice of roofing material. For example, the shingles you choose to use during the roof replacement project can be anything from affordable three-tab asphalt shingles to the more luxurious and expensive architectural shingles/slate shingles.

What one goes for depends on their ability to afford it. Other cost determinants of the project include the contractor you decide to work with, the steepness of the roof (pitch), and the roof size (often measured in square footage).

To calculate the cost of the roofing replacement project, one may have to consider several things, including the cost of roofing material vs. the size of the roof, the cost of demolition, the labor cost of the service provider, and miscellaneous costs such as waste disposal, licenses, and cleanup cost.

All these are crucial steps that require cash. Even so, there are average costs for various roofing options that could act as a cost guide for anyone considering a roof replacement.

    • Three-tab asphalt shingles: $7,000 to $12,000
    • 50-year shingles: $11,000 to $20,000
    • 30-year shingles: $9,000 to $15,000
    • Concrete tile: $20,000 to $40,000
    • EPDM rubber: $8,000 to $14,000
    • Natural slate: $25,000 to $50,000
    • TPO or PVC membrane: $10,000 to $15,000
    • Wood shingles: $14,000 to $25,000
    • Aluminum shingles: $15,000 to $28,000
    • Steel shingles: $14,000 to $25,000
    • Standing-seam steel roofing: $23,000 to $30,000
    • Clay tiles: $25,000 to $50,000

Why You must Work with Professional Roofing Experts

Roof replacement is not a simple project. While it is not impossible to take it on as a DIY project, it is much easier to work with professionals who have been in the industry for much longer. It is not as simple as following steps diligently. Instead, it would help if you considered working with an expert who understands the ropes. Such an expert will know which mistakes to avoid, thus saving you time and money.

How to Hire the Right Roof Replacement Professionals

Once you are convinced that working with professional roof replacement experts is an easier option, you must know how to locate the best expert.

There are several things you could consider.

Ask for referrals from your inner circle. It is easier to work with someone or a company that has been tried and tested. What could be a better way to find such a service provider than through referrals.

Licenses and certification. Even with a great referral or recommendation, it is vital to do due diligence. Always ask the contractor for proof of licenses and certifications to operate legally in the region. This will spare you a lot of legal complications in case of a mishap. The expert you work with should be forthcoming with all the essential information. You will know a suitable expert by their willingness to open up and even give references and estimates. Consider it a red flag whenever a professional roofing expert tries hard to conceal details you may want to know.

Experience level. It is one thing to find a roofing replacement contractor that is skilled and qualified and another to deal with an experienced professional. Experience brings that extra element that guarantees quality and professionalism in most cases.

We are very pleased with this entire project. Erick was super helpful getting the project setup and communicating during it. The crew was super friendly, helpful and did everything that was asked of them. The work looks great, and the crew went above and beyond fixing things they found were wrong. They also did a incredible job protecting our plants. Our entire roof only took 2.5 days.

We just moved into our place and the first thing we wanted to do was add SKYLIGHTS! We knew it was also about time to put on a new roof, so we went through a few recommended roofing companies until one day my wife says, "hey this Tony's Roofing place has really great reviews." It turns out they were also the most affordable! Tony and Erick were awesome and totally up for our skylight challenge—we put in 6 total, and not all of them were easily installed (some needed special framing to fit exactly where we wanted). Tony was really great in working with me to get them exactly the way we wanted. He is a great person—I recommend them 1000% and would work with them again in a heartbeat.By the way, the finished the entire job in TWO DAYS. It was crazy! They called to start the day before we expected them because they were finishing up another job, so they started one afternoon, worked the next day, and then finished the following morning. They were all really hard workers but also very efficient. Finally, I'd just like to mention how courteous they were. They took extra special care to roll debris up toward the roof so as to drop as little as possible around the yard. This is just a final thank you to Tony, Erick, and the team. You should definitely hire them for your project!

Tony's roofing came in highly recommended by a friend. I had major roof leaks and I requested a quote from a few roofers but Tony's was the only one to actually get on the roof to inspect the problem and propose the best plan of action. There was excellent communication throughout the whole process and and they delivered an excellent job on schedule. Best of all, they were within my budget. I highly recommend them.

The crew who did the tear off and install were professional and the roof turned out looking fantastic. I received 5 bids from various companies. These guys not only offered the lowest price quote of the five, but they spent the most time explaining what they were going to do and why it needed to happen. Eric was the main contact throughout the whole process. He was responsive during communication. The final cost matched the original bid. Workmanship was quality and respectful. They got a complicated roof with plywood install done in three days and cleaned up well, leaving my gutters and yard in good condition.

Love my new roof! I got bids from five companies and went with Tony’s Roofing. Erick answered my questions and educated me on the products and process. The reason I chose this company was because there was no pressure, these are certified, skilled roofing installers, and the price was reasonable. Their attention to detail is top notch. I would highly recommend Tony’s Roofing. Tony and his team did a fantastic job from the beginning to the end. The roofing shingles look great and everything is up to code. Our house looks fantastic with this new roof. I would hire them again in a minute. Thanks Tony and crew for a job well done!!
